| SAFEMLS® TOKENS |  |  |
SAFEMLS® tokens are being mailed to MRIS subscribers' home addresses through January 7.
As of December 19, 2007 all MRIS subscribers are being directed to the new Secure Login screen to access the system. However, you will still be able to login without the token for a period of time. This will ensure a successful transition as subscribers continue to receive their tokens in rounds—at a rate of 6,000 per day—and the holiday rush winds down.
When you receive your token, you are encouraged to enroll it and use it. For more information about Secure Login, be sure to open the 12/13/2007 MRIS Product Update in your Inbox. Visit the MRIS website for additional updates.
JUST for those using MRIS Dial-up Internet access: MRIS Dial-up Number to be Discontinued

The deadline for NAR's annual "30 under 30" feature is fast approaching. This article profiles promising young real estate professionals from around the country, will be published in the June 2008 publication, and is highly publicized by REALTOR® Magazine Online, throughout the year! There is no cost to apply. Selection criteria include business success, leadership, industry or community involvement, and ingenuity. Nominees must be members of NAR and under the age of 30 as of May 31, 2008. Wouldn't it be great to have a Prince George's young REALTOR® featured?

Code of Ethics Case Study: Case #3-5: Refusal to Extend Cooperation In Sale of New Homes

REALTOR® A, who operated a brokerage business in many areas of the city, was also a home builder. For homes he built, he maintained a separate sales force and consistently refused to permit other REALTORS® to show his new homes.
This practice came to the attention of an officer of the Board of REALTORS® who made a complaint which was referred to the Professional Standards Committee by the Grievance Committee. At the hearing, the Hearing Panel asked REALTOR® A to answer charges that his policy violated Article 3 of the Code of Ethics.
REALTOR® A's defense was that Article 3 requires REALTORS® to cooperate with other brokers "except when cooperation is not in the client's best interest." He contended that in selling his own new homes there was no client; that he was not acting in the capacity of a broker, but as owner-seller; and that, under the circumstances, Article 3 did not apply to his marketing the houses he built.
